First and foremost, it’s crucial to acknowledge that landlordship (or is it landloring?? I am not sure…) isn’t a one-size-fits-all venture. Emotional attachment to your property can complicate the landlord-tenant dynamic, especially when it comes to accepting the inevitable wear and tear that comes with rental properties. If the thought of others making memories in your home is unsettling, this path may not be for you.
If you find yourself to be very untrusting of other people–then being a landlord also may not be a great fit for you.

Thorough tenant screening is non-negotiable. Insist on background and credit checks for all potential tenants to mitigate future conflicts. When drafting your lease agreement, clarity is key. Here are a few tips that I recommend including in your rental agreement in “special provisions”:
1. Landlord may vist property with 24hour notice.
2. Tenant may change paint colors or property improvements with Landlord approval.
3. Tenants must abide by HOA rules (it is always a good idea to let your tenant’s know about big HOA rules and give them the rules and by-laws).
Some rules my tenants have run into: Not taking their trash bins inside after trash day in a timely fashion. And hanging holiday lights outside
