My Austin Tx Real Estate Hot Takes for 2025

Somehow 2024 flew by and I try to keep everyone updated on what I am seeing in the market, experiencing in the market and actual DATA regarding the market. Below are the recently released market statistics for the month of December. I want to publish a 2023 v 2024 comparison but not all of that data is out yet, but trust me, I plan to share when it is!

Professionally here are a few of my hot takes for 2025:

(Remember these are only my personal opinions)

  • Rates will stay with a 6 in the front of them. Would love to see them come down, but they really have not, in fact they have only increased.
  • Interest rates follow the ten year treasury, not the Fed and jobs right now are strong and inflation has not come down
  • More buyers will be entering the market in the Spring and Summer as more homes will as well
  • I bet Austin will have about 5-6mo of inventory come May.
  • Those that NEED to BUY and those that NEED to SELL–will.
  • Acceptance will start to set in. 2024 was rough because many sellers were holding on to old values and not accepting lower prices.
  • We will see a mix of price reductions and longer days on market and multiple offers–all dependent on area and condition.
  • It will remain a market in favor of the buyers.

Let’s start with the City of Austin:

In comparison to 2023, the market faired better–it also picked up after the election, but it was a pretty stagnant last quarter.

Keep in mind that the year following an election year–7 out of 9 of those years the real estate market has increased in value. The good news is that most Americans have quite a bit (most around the 40% range) of equity in their homes. This is not like 2008 where unqualified buyers were buying homes for more than they could afford. So while some talk about a “crash” it would be pretty difficult for that to happen.

However, if you were a homeowner who purchased in 2022–when there were peak pricing AND peak interest rates and you are trying to sell now–that isn’t quite as easy and I always recommend creative financing options (schedule a chat to discuss more on that)!
